Chimney Repair and Masonry
Tuckpointing, crown, flashing, and brick repair built to hold up through Puget Sound weather.
- Starts with
- An inspection and a written estimate
- Timing
- Many smaller repairs take a day
- Weather
- Dry conditions, with canopies when needed
Small Problems Get Bigger When Water Gets In
A masonry chimney sits above the roofline and takes the weather from every side. Mortar wears away, crowns crack, and flashing pulls loose, and each gap lets in more rain. Repairing the damage early is almost always simpler than fixing what water does once it reaches the inside of the chimney or the framing around it.
Signs Your Chimney Needs Repair
- Gaps or missing mortar between bricks
- Bricks that are flaking, cracked, or loose
- Cracks in the concrete crown at the top of the chimney
- Water stains on the ceiling or wall near the fireplace
- White staining on the outside of the brick
- Rust on the damper or firebox
- Bits of brick or tile falling into the fireplace
Repairs We Handle
We grind out failing mortar joints and repack them with new mortar matched to your brick.
We seal small cracks or rebuild the crown so water runs off instead of soaking in.
We reseal or replace the metal where the chimney meets the roof, one of the most common leak points.
We cut out damaged bricks and set new ones that blend with the originals.
We repair cracked firebrick and worn mortar joints inside the fireplace.
How It Works
- We inspect and explain.Your technician checks the chimney from top to bottom and shows you photos of what they find.
- You get a written estimate. It lists what needs repair now and what can wait.
- We do the work.Once you approve, we complete the repair and clean up the site.
- We show you the result. You get photos of the finished work.
Before Your Visit
- Move vehicles and patio furniture away from the chimney side of the house
- Tell us where you have seen stains, leaks, or loose brick
- Clear the area around the fireplace if firebox work is planned
- Expect some noise while old mortar is ground out
What Affects the Cost
- How much of the chimney is damaged
- The height of the chimney and how steep the roof is
- Whether scaffolding is needed
- The type of brick and mortar that must be matched
- Whether water damage has spread beyond the masonry
Every job starts with an inspection and a written estimate, so you know the scope before any work begins.
When a Repair Isn't the Right Fix
If the damage is too far along to repair, see Chimney Rebuilds.
If the main problem is water getting in, see Chimney Caps & Waterproofing.
Common Questions
- Can masonry repairs be done in the rain?
- Mortar needs dry conditions to cure, so we schedule masonry work around the weather and set up canopies over the work area when needed.
- Will the new mortar match the old?
- We match the color and joint style as closely as possible. New mortar looks slightly different at first and blends in as it weathers.
- How long does a repair take?
- Many smaller repairs can be done in a day. Larger masonry work takes longer, depending on the scope and the weather.
- Is it safe to use my fireplace before the repair?
- It depends on the damage. Your technician will tell you after the inspection whether it's safe to burn in the meantime.
- How do I know if I need a repair or a rebuild?
- If the chimney is structurally sound and the damage is limited to joints, the crown, or a few bricks, a repair is usually enough. Leaning, widespread loose brick, or deep water damage usually calls for a rebuild.
