Built for Puget Sound Weather

Months of rain are hard on a chimney. Water gets into cracked crowns, worn flashing, and aging mortar, and the damage often stays hidden until it reaches your ceiling. Our inspections focus on common moisture issues in Puget Sound chimneys.

The Parts of a Chimney, and What Goes Wrong

1 2 3 4 5 6 7 8
  1. Cap. Covers the top of the flue and keeps out rain, animals, and debris. A missing or rusted cap is an open path for water. Caps & Waterproofing
  2. Crown. The concrete slab that sheds water off the top of the chimney. Cracks let rain into the masonry below. Repair & Masonry
  3. Flue. Carries smoke out of the house. Creosote builds up on its walls with every wood fire. Sweeping
  4. Flashing. The metal seal where the chimney meets the roof, and one of the most common leak points. Repair & Masonry
  5. Brick and mortar. Masonry absorbs rain, and mortar joints wear away over time. Repair & Masonry
  6. Smoke chamber. Funnels smoke from the firebox into the flue, and collects buildup along the way. Sweeping
  7. Damper. Closes off the flue when the fireplace isn't in use. Rust here is a sign that water is getting in. Inspections
  8. Firebox. Where the fire burns. Firebrick and its mortar joints crack with heat and age. Repair & Masonry

When to Book

Spring and summer

The best time for masonry repair, rebuilds, and waterproofing, which all need dry weather. It is also the easiest time to get a sweep on the schedule.

Late summer

Sweep and inspect before the first fire of the season, ahead of the fall rush.

Fall and winter

Our busiest months. Book early, and call right away if a gas fireplace stops working or smoke comes back into the room.

After a storm or earthquake

Have the chimney inspected before you use it again, even if it looks fine from the ground.

Common Questions

How often should my chimney be swept?
Fire safety standards call for an inspection every year, with cleaning as needed. If you burn wood regularly, plan on a sweep each year.
Do gas fireplaces need service?
Yes. Annual service keeps the burner, pilot, and venting working safely and catches small problems early.
Will it make a mess?
No. We cover the work area and use vacuums built to contain soot and dust.
How long does a sweep take?
Most cleanings take between 30 minutes and an hour.
Why is my chimney leaking?
The usual causes are a cracked crown, worn flashing, a missing cap, or porous brick. An inspection will find the source.
